If you donate land or a conservation agreement (easement) to the Lake Champlain Land Trust (a qualified non-profit organization), the landowner is eligible for a tax deduction equal to the appraised value of the gift.
State Tax Benefits- Vermont*
If you donate land or a conservation agreement (easement) to the Lake Champlain Land Trust (a qualified non-profit organization), the landowner’s state income taxes are reduced due to the reduction of the federal taxes. However the landowner does not qualify for any additional income tax reductions.
State Tax Benefits- New York*
New York landowners will be eligible to a potential reduction of 25% off of their statewide property taxes as long as your easement qualifies. If you donate land or a conservation agreement (easement) to the Lake Champlain Land Trust (a qualified non-profit organization), the landowner’s state income taxes are also reduced due to the reduction of the federal taxes.
* The Lake Champlain Land Trust cannot give financial advice- All landowners should get their own financial and legal advisors. Any gifts of land or easement that qualify for a charitable deduction would also reduce the estate tax value of the landowner holdings. If the gift reduces the estate holdings below certain thresholds, the landowner could reduce potential estate taxes significantly.
